Austin, Texas
In May 2007, Triton Land Development purchased 183 acres of unentitled land just outside the Austin city limits. This prime property fell outside the interest of most real estate developers because it consisted of seven odd-shaped parcels owned by seven different entities. Triton’s due diligence team was able to determine, however, that these parcels were actually the divided assets of a family farm. Triton contacted each of the heirs and negotiated the purchase of each parcel thus creating a large, contiguous tract of land for development.
Dripping Springs, Texas
Triton Land Development recently purchased a 55-lot tract of land, Phase II of an existing housing development project, in Dripping Springs, Texas. This was a distressed ownership situation where one partner had died and the remaining partner had little to no real estate development experience. To make matters more difficult, he was located out of state and could not properly oversee the project. Triton negotiated the acquisition on favorable terms, allowing the remaining partner to recoup a part of his initial investment. Triton then completed infrastructure projects including streets and utilities to prepare the property for further development. Triton Land Development is now selling these lots to custom homebuilders.
