Through an extensive network of contacts in the Real Estate industry, Triton Realty locates and purchases undervalued, underperforming properties at significant discounts. These opportunistic and value-added real estate plays offer strong potential for true asset appreciation –– providing returns on investment above and beyond simple annual cash flow.
Triton Realty does not rely solely on market timing and external forces to determine profitability. Instead, we create our own value by purchasing distressed, poorly managed, or unlisted properties well below market valuation. We then work to enhance value through a disciplined and proven repositioning process to maximize rental income and overall profit at time of sale.
Over the past three years, Triton Realty has been involved in the acquisition of 29 properties throughout the United States. Property types have included office, warehouse, car dealerships, and apartment buildings. We have consistently applied our turn-around techniques in a variety of situations, providing for annual returns well in excess of the market place. As of September 2007, we have completed the rehabilitation and successful sale of thirteen properties. Triton Realty met or exceeded an internal ROI goal of 20% in all but two of these transactions.
