Acquisitions Profile

Triton Realty targets distressed properties in the mid-value $3- to $10-million range, primarily in growth markets throughout the United States. This size of asset usually falls beyond the reach of individual investors and outside the interests of institutional investors.

Opportunistic and value-added properties include:

  • Properties with critical lease issues (0-50% leased)
  • Major rehabilitation or repositioning projects
  • Distressed ownership situations
  • Off-market, unlisted properties

Property Types:

  • Warehouses including multi-tenant or single-tenant distribution centers
  • Industrial including research and development facilities
  • Single- and Multi-Tenant Office
  • Multi-family Residential

Markets Overview:

Our acquisition strategy centers on Southwestern markets that exhibit strong population growth, low unemployment, and diverse economies. In addition to favorable demographic trends supported by an attractive quality of life, the Southwestern states of California, Nevada, Arizona, New Mexico, Colorado and Texas are ranked among the top 25 with regards to state GDP growth (4% to 9%). The Southwest region’s per capita income ranges from $30,000 to $50,000 per year.

Triton Target Markets

A majority of Triton Realty’s existing portfolio properties and potential acquisition opportunities are located in Texas, with a focus on the cities of Austin, San Antonio, Houston, and Dallas. Texas is one of the fastest growing economies in the United States and is home to six of the top 50 Fortune 500 companies. As the country’s largest exporter, Texas generates more than $100 billion per year in multinational trade.
