Turn-Around Strategies
We have a distinct edge when it comes to capitalizing on opportunistic and value-added property potential. A dedicated, in-house team of real estate and investment professionals are involved in every phase of a project –– from initial acquisition negotiations to renovation efforts to ultimate sale.
Most of our acquisitions are considered distressed properties that require substantial lease-up efforts, renovation and repositioning, expansion or other improvements. This is where our experience and teamwork come into play. We apply talent, imagination, and hard work to bring a property back to life. By making smart, cost-efficient improvements, we’re able to attract top tenants and increase resale value.
Triton Realty’s team includes:
- licensed real estate brokers
- maintenance crews consisting of contractors, landscapers, painters, etc.
- leasing agents
- legal counsel
- CPA
- administrative staff experienced in supporting multiple projects
As timing and cost management are keys to success, our in-house team assists in executing each property’s rehabilitation or redevelopment plan at minimum costs within advantageous time frames. The hold period for our real estate investments is typically 24 to 36 months with a targeted internal annualized rate of return of 30%+.
